How it works

From Design To Build

  1. 01

    Preconstruction

We review the plans, or help you assemble a design team if you do not have one yet, and give input on cost, buildability and schedule while changes are still easy to make on paper.

  2. 02

    Permits and approvals

We handle permit applications and city coordination. In coastal cities, approvals can include coastal or design review in addition to the building permit, so they are mapped out early.

  3. 03

    Construction

Site work, foundation, framing, roofing, rough systems, inspections and finishes, in that order. We schedule and coordinate the trades, inspections and material deliveries throughout.

  4. 04

    Walkthrough and closeout

Before handover we walk the house with you, record anything that needs attention on a punch list and complete it. Final inspection sign-off from the city closes out the permit.

FAQ

Frequently Asked Questions

Early, ideally while the architect is still developing the plans. A builder can flag details that are costly or difficult to build and give cost feedback while changes are still inexpensive to make.

We are a general contractor, not an architecture firm. We work with trusted architects, engineers and interior designers, and we also build from plans by the architect you have already hired.

Every new home needs a building permit from the city's building department, which includes plan check against the building code and local zoning. Much of Newport Beach, Corona del Mar and Laguna Beach lies within California's Coastal Zone, where a coastal development permit can also apply, and Laguna Beach has its own design review process. Which approvals apply depends on the lot, so it is one of the first things to confirm.

The schedule has two parts: design and approvals, then construction. The first depends on the city and on which reviews apply to your lot. The second depends on the size and complexity of the house and on material lead times. We build the schedule from your plans and do not quote a generic range.
