How it works

From Design To Build

  1. 01

    Preconstruction

We review the plans, the space and the lease requirements with you and the design team, and give input on cost, buildability and schedule before the drawings are final.

  2. 02

    Permits and approvals

We handle permit applications and city coordination. Depending on the use, approvals can also involve the fire authority and, for restaurants and other food businesses, health department plan review.

  3. 03

    Construction

We schedule and coordinate the trades, inspections and deliveries, and work within the building's rules on hours, access and noise where the space is part of a larger property.

  4. 04

    Punch list and turnover

We walk the space with you, complete the punch list and obtain final inspection sign-off, so that the space can be handed over for furniture, equipment and opening.

FAQ

Frequently Asked Questions

Office, retail and restaurant projects, both new construction and remodels of existing space. If your project is a different type, contact us and we will tell you plainly whether it is a fit.

Yes. Commercial spaces open to the public have to comply with the Americans with Disabilities Act and the accessibility provisions of the California Building Code, and remodel work commonly triggers upgrades to items such as entrances, restrooms and the path of travel. The architect addresses this in the drawings, and it belongs in the budget from the start.

Sometimes. It depends on the scope and on safety. In some cases work can be phased or scheduled outside business hours. It needs to be decided during planning, because it affects both the schedule and the cost.

We handle the permit applications, city coordination and approvals. Most leases also require the landlord to approve the plans and the contractor before work starts. Those requirements come from your lease, so share it with the design team early.
