Bathroom Remodeling in Newport Beach, CA

Bathrooms are small rooms with a lot happening behind the walls. Supply and drain lines, waterproofing, ventilation, electrical and tile all have to be right, because mistakes show up later as leaks and moisture damage. Siemonsma Construction runs bathroom remodels as the general contractor, from design coordination and permits through construction and the final walkthrough.

Why Siemonsma Construction

How it works

From Design To Build

  1. 01

    Consultation and scope

We look at the existing bathroom with you, including what can be seen of the plumbing, ventilation and subfloor, and agree on what is changing: fixtures only, a new layout, or a full rebuild of the room.

  2. 02

    Design and selections

Tile, stone, fixtures, vanities and lighting are chosen before work starts, with your interior designer or one of the designers we work with. Settled selections keep the job moving once the room is opened up.

  3. 03

    Permits and scheduling

Changes to plumbing, electrical, ventilation or walls generally require a permit. We handle the application and city coordination, then schedule the trades in the order the work has to happen.

  4. 04

    Construction and walkthrough

Demolition, rough plumbing and electrical, inspections, waterproofing, tile, then fixtures and finishes. We finish with a walkthrough and a punch list, and complete the list before closing out the job.

FAQ

Frequently Asked Questions

Often, yes. Work that alters plumbing, electrical, ventilation or walls generally requires a permit from the city's building department, while purely cosmetic work such as painting generally does not. We confirm what your scope requires and handle the application and inspections.

If the home has another bathroom, most people stay. If it is the only bathroom, raise that at the first meeting, because it affects how the work is sequenced and whether you will want to stay elsewhere for part of it.

Older bathrooms can hide water damage, outdated wiring or drain lines that need replacing, and none of it is visible until demolition. In California, a change to a home improvement contract has to be put in writing as a change order, so any added work is described and agreed before it proceeds.

Cost follows scope: whether fixtures stay where they are or move, how much tile and stone is involved, and the fixtures and finishes you select. We do not publish price ranges. Contact us about your bathroom and we will prepare an estimate from a defined scope.
