Corona del Mar is a neighborhood of the City of Newport Beach, a short drive from our office. Siemonsma Construction is a licensed, bonded general contractor with more than 40 years of experience in custom remodels and new construction.

Compact lots and close neighbors

The village area, known for its streets named after flowers, was laid out with compact lots, many of them served by rear alleys. Homes sit close to their neighbors, so a remodel or a rebuild has to be planned around tight access, limited street parking and very little room to stage materials.

Over the years many of the original cottages have been remodeled, expanded or replaced with new homes. On lots this size, zoning limits on height, setbacks and floor area do much to shape what can be built, so they are worth understanding before design begins.

Coastal and bluff review

Because Corona del Mar is part of Newport Beach, building permits and plan check go through the city's Building Division. Much of the neighborhood lies within California's Coastal Zone, where new homes, additions and demolitions can require a coastal development permit. Properties on or near the coastal bluffs, such as those along Ocean Boulevard, can face additional review of bluff setbacks and geotechnical conditions.
